Design
The original tender price was for a volumetric modular solution in December 2021. Due to budget constraints a post tender period was used to provide value engineering which resulted in BYCC Alliance pricing both traditional construction methodology and also Design for Manufacturing & Assembly (DfMA) for the Living In Accommodation (LIA) buildings. The project award period was also in the middle of turbulent market conditions with supply chain disruption, material shortages, inflationary pressures and skills shortages which informed BYCC Alliance to pivot from traditional construction method and lean towards a DfMA solution. We successfully managed the design process to align with the project requirements within the timeframe.
Logistics and site Considerations
The height of overall loads were dictated by Nowra Bridge at 4.6m. The maximum height of the walls panels was 4.5m on this project. During design stage this limits the height and length of panels. An assessment of the entrance to the Booderee National Park had also been considered during the planning process. The width of the access way is 3.4m The widest load on this project was 3m. Extensive liaison was required for the HMAS Creswell project with the key stakeholders including JBTA (Jervis Bay Territory Authority), Booderee National park, Jervis Bay Public School and Albatross Air Operations (mobile crane operations). We provide truck sizes, weights and quantities prior to deliveries commencing.
Services Coordination
Early engagement of all services was required for the DfMA manufacturing process. Conduits and services are co-ordinated and modelled with cut-outs being provided for all power points/comms for all service trades. Key fire rating details were also required to be considered early in the design phase and captured to avoid re-work at a later date. During the modelling stage service drawings are co-ordinated prior to final wall panel shop drawings.
